Traditional Route :

1. Find an architect.
2. Wait for their availability.
3. Design the Scheme.
4. Submit to planning.
5. Resubmit if problems arise if required.
6. Start getting Estimates from local builders.
7. It is at this stage that you begin to find out whether you can afford the project scheme.
8. If you can, this is fantastic news and you can begin the build after appointing your preferred builder.  You will have to work to their time scales and start dates.  Your chosen builder should have a good back log of work so they may not be able to begin your project for a few months from the day of appointment.
9. If you cannot afford the scheme you will have to go back to the start and work with your builder to determine the best cost savings.  The worst case scenario is that you may have to go back through the planning process
